Scope
Foreign nationals who acquire property in Türkiye may, under certain conditions, apply for a residence permit or for Turkish citizenship by exceptional means. The minimum value required for citizenship is set by Presidential Decree and may change over time; the current figure should be confirmed from an official source before applying. The information on this page is general, and each application is assessed separately according to the individual and the property.

Process
How it generally works
- Preliminary assessment
We discuss the applicant’s aims, family circumstances and the property under consideration, and consider in general terms which route may be suitable.
- Property and annotation
A valuation report is obtained on acquisition; where the citizenship route is chosen, a three-year no-sale annotation is entered on the title.
- Preparing documents
Identity, civil status and family documents are prepared with apostilles and notarised translations.
- Application
Residence permit applications are made to the Provincial Directorate of Migration Management; citizenship applications to the competent authorities.
- Follow-up
Any requests for further documents are monitored throughout, and the client is kept informed at regular intervals.

What is the minimum investment required for citizenship?
The minimum value is set by Presidential Decree and may be updated from time to time. For that reason we do not state a figure on this site, and we recommend confirming the current amount from an official source before applying.
Does buying property automatically entitle me to a residence permit?
No. Property ownership is one of the grounds on which a short-term residence permit may be sought, but the decision rests with the Provincial Directorate of Migration Management. Factors such as the nature and location of the property may also affect the application.
What does the no-sale annotation mean?
An annotation entered on the title records the undertaking that the property relied on for citizenship will not be sold for three years. During that period the transfer of the property is restricted, which should be borne in mind when making longer-term plans.
