Preparation for a foreign buyer
Identity and tax
- Valid passport and its notarised Turkish translation
- Turkish tax identification number
- Recent biometric photographs (usually two)
- Valuation report by a CMB-licensed firm
Property
- Title register and encumbrance check
- Zoning status certificate
- Occupancy certificate (iskân) and any management plan
- Compulsory earthquake insurance (DASK)
Payment and financing
- Bank transfer receipt for the price
- Foreign currency purchase certificate where required
Transfer day
- Sworn interpreter on the transfer day (if the buyer does not speak Turkish)
General timeline
- Stage 1Due diligence, tax number, bank account
- Stage 2Valuation report and title application
- Stage 3Transfer and signing at the land registry
- AfterwardsUtilities, DASK, property tax and any service charges
